on a mission, to makeover her home office. (music). (VO) Your home’s front door. It’s the first thing
you and guests see when entering your living space. It’s a first impression, first
line of security, and part of your overall curb appeal. I
encourage everyone to step outside, take a good long hard
look at their door, and evaluate what that door says about you
and your home. And be honest
with yourself, could it be better? (VO) So knock, knock,
Designing Spaces decided to show these homeowners how to improve
their homes overall curb appeal by replacing their front door. I
mean the door that we have now, it’s been there for 16 years,
and I just think it’s lost it’s luster, really. It’s getting
old, it’s warped, I think it’s time for a change. Homeowner’s
replace their entry doors for numerous reasons. Sometimes the
doors just out of style and they’re looking to update that
door to a more contemporary look, something more their
personality. Sometimes they’re
looking for more light to come into the home, or maybe even
more privacy. Very often it’s a
matter of function, the door’s not functioning properly, or the
homeowner feels the door’s not energy efficient enough, or not
secure enough. A lot of the time
it’s all of the above. When it
came time to look for a door we really wanted to shop around,
because it’s important to be educated. So we decided to look
online and really look up some great doors. We came across
Therma-Tru. I think this is
gonna be our best option. Look,
I like their tagline, ‘Home Begins at the Door.’ Yeah. But
there’s only so much you can see online, so we decided that we
should really find a local showroom so we could get a sense
of what it felt like in person to really touch, feel, see,
cause I think makes a difference too. I think what we decided on
really is gonna improve the value and look of our home. (VO) There are unique advantages
to fiberglass when compared to wood and steel. Wood absorbs
moisture and can rot, warp, peel, and bubble. Steel dents
easily and is prone to paint scratching and chipping, which
may cause it to rust. The

and cold resistant material that’s going to keep your home
warm in the winter and cool in the summer. Which is going to
make it much more energy efficient than a wood or steel

installation of a door is probably one of the most

completion by our pro? Well,
typically two hours. Get a list
of installers from the door company you’re purchasing the
door from, check some references from them, make sure they’re
licensed and insured, and I’m sure you’ll get a quality job. You always want to check your
local building code requirements before purchasing a Therma-Tru

make sure that the door unit and the installation meets code

glad to help you. Debi as you
all know, home offices have become an important aspect in
many homes today, and the most important pieces of furniture in
any work space is your desk and chair. Right. People don’t
realize that chair mats are just as important. Would you like to
know more about chair mats? I
would, cause I’m one of those people. All right. I didn’t
think they were that important. All right fantastic, follow me
and I’ll explain. You lead the
way. There are many benefits to
using a chair mat in a workspace. First and foremost is
for protection. The use of a
chair with casters can easily damage your flooring surface,
whereas a chair mat will protect your flooring investment and
then they also protect your floors warranty. Chair mats also
enhance work space ergonomics, making it easier to roll. Therefor you have less stress on
your joints and back. Would you
like to try rolling on carpet versus rolling on the chair mat? Absolutely. Fantastic. Try

carpet and padding till it reaches the subfloor underneath,
take that measurement, and then choose a chair mat that’s rated
for that thickness or that application, or one greater. Perfect, okay. So what size and
shape mat do you think you need for your workspace? Hmm that’s a
good question. Well I have a
large space, I have a desk in the corner, so there’s a lot of
carpet. So what would you
recommend? I would recommend our

door. (music). As a homeowner myself, I know
what it’s like. Obtaining a
mortgage, getting a home loan, let’s face it, not an enjoyable
process. But, to help others
who are facing the mortgage process, we have two experts. With me are Mike Rakeman
and Brian Schiele, from Fellowship Home Loans, and
they’re here with us to talk mortgages. Hi guys, thank
you so much for being here. Thanks for having us Betsy. Thanks for having us,
absolutely. So, let me start
with something no one wants to hear, but it is a possibility;
you’ve been turned by a lender. Is this over for a long time, or
is there a way to get a loan approved? That’s a question that
we get asked all the time. There’s really three main
reasons why you get turned down. The first one is credit. A lot
of lenders want you to have a 700 credit score or a 680 score
at a minimum. A lot of people
don’t have that. The second one
is your debt to income ratio, or quite simply how much money you
make, and we have guidelines just like any other lender, but
we’re just not quite as stringent. So we’ll go a little
higher on our ratios to get you approved for that loan that
other lenders may have denied you for. The third reason is
your equity or loan to value. That’s when you get the
appraisal done and you get that phone call, that well ‘your
house isn’t worth as much as you might think it is.’ Terrible
phone call to get (laughter) But to answer the question, no. Just
because you might have been turned down once or twice does
not mean that door is closed, not at all. So there are a lot
of home owners out there, like myself, who feel like they got
the run around. There are these
loan approvals that take forever. Why is that? Oh, you
mean you’re loan scheduled to close on Friday and you get the
phone call on Thursday that you need more documents, or it
almost seems like the bank is doing everything they can not to
give you the mortgage. So that
happens a lot, and what we try to do is simplify the process,
have everything done in our office, under one roof, so you
get the answers that you need, and you get them quickly. So we
get our loans closed in two to three weeks, as opposed to two
months and asking for more documents. The other thing is, a
lot of banks out there just happen to do mortgages as well,
so you can open up a checking and savings account there, get
CDs or auto loans, and they do mortgages. With us, we’re pretty
simple, we know what we’re good at, and
we stick to that. So we only
do mortgages, which makes our process much smoother just
being experts in that one field. That’s how, like Mike was
saying, we close our loans in weeks, not months. Well, that’s
very comforting to hear. Uh, now
tell us about down payments. I
hear a lot of conflicting stories these days. Yeah, the
old rule of thumb Betsy, is 20% down, if you don’t have 20% you
can’t get a mortgage, don’t even think about it, just put it in
the back of your mind. That’s
such a big misconception these days. Yeah, there’s three main
types of mortgages. There’s a
conventional mortgage, where you’re gonna have to have a 5%
down payment, you have an FHA or government backed loan, which is
a 3.5% down payment, and a VA loan for our service men and
women out there, where you can actually put no money down and
still not pay PMI. So I’m
hearing that now is a great time to refinance a current mortgage,
why is that? Well, interest
rates right now are the lowest they’ve been in our nation’s
history. So whether you’re just
looking to get a lower rate and save some money, or you wanna
pull some cash out for home improvements or consolidate some
bills, now makes a great time because, quick simply, the rates
are just that low. And to add to
it, Betsy, with rates being this low, the last time they were
this low was actually in 2012, so the rates were about the
same, the biggest difference is that home values were so much
lower then, so people couldn’t borrow as much against their
home value. Now, with increased
home values, there’s such a better market for our clients to
take that money out for home improvements they’ve been
looking to do. What makes your
company, Fellowship Home Loans, different from other lenders. Well, this one we could go on
for hours about, but mostly it’s we’re a direct lender, so as we
touched upon a few times, we can close our loans in two to three
weeks, where other lenders are two to three months, and as a
direct wholesale lender our interest rates are that much
lower than our competitors. I
really think the biggest difference is our one on one
approach. When we speak to a
client, we want to see what their goals are, what their
needs are, and make sure that we give them the loan that’s best
for them. Not what might be best
for the bank. I can whole
heartedly say, that we’re a company where we put principals
before profits. Well I like that

basic set of tolls you’ll need to get your home maintenance and
DIY projects under way. If you
plan on DIY home maintenance and improvements, you will no doubt
be using a hammer and a screw driver. There are two types of
screw drivers; Flatheads and Phillips head. A nice set of
screw drivers that include both types is a must have for your
tool box. As for a hammer, a
lightweight tack hammer is enough for most around the house
projects. If you’re planning on
doing some carpentry, you will need a claw hammer. Pliers come
next, and like hammers, they come in a variety of sizes and
shapes, depending on what they’re supposed to be doing. For our toolbox, we have three
types, your basic slip joint pliers, locking pliers, and
needle nose pliers. Tape measure
and ruler, you’ll be surprised how often you’ll need both. There are other tools that can
be added over time as you expand your DIY skills. You’ll be
surprised how often you’ll find yourself reaching for the tool
box knowing you can do-it-yourself. (VO) You can
